color: rgb(255, 138, 0);">目前無相關(guān)施工人員是不能進入小區(qū)了，??有好消從咱們售樓中心了解到交房的日期很快了，可能會提到5月份，</span></p> <p class="ql-block"><span style="color: rgb(255, 138, 0); font-size: 22px;">施工人員正在清洗路面</span></p> <p class="ql-block"><span style="color: rgb(255, 138, 0); font-size: 22px;">房間通電測試</span></p> <p class="ql-block"><span style="color: rgb(255, 138, 0); font-size: 22px;">地下停車場地面油漆已經(jīng)完工，車輛識別進出系統(tǒng)已安裝完成</span></p> <p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">首先恭喜我們?nèi)A潤昆瑜府的業(yè)主即將交房????</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">從搖號買房——建房——交房——驗房</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">想必大家應該很期待和開心吧，但是房子也是一件商品，對于很多鄰居們來說，奧林匹克花園房子應該是首套房和改善性住房，收房和驗房也就沒有經(jīng)歷過。</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">?</span></p><p class="ql-block"><br></p> <p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);"> ※新房交付前期準備工作※</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">到時我們【華潤昆瑜府】交房的時候應該會收到物業(yè)寄出的入伙通知書（如下圖所示）或者相關(guān)工作人員電話和短信通知</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">收到通知后，鄰居們記得提前安排好時間和準備好相關(guān)文件前往收房</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">一般需要準備的文件如下（根據(jù)不同樓盤來定）</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">入伙通知書，購房合同、產(chǎn)權(quán)人及共有人身份證原件及復印件，付款收據(jù)等</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">如果本人沒有時間過來需要委托他人收房，被委托人在持有效身份證明和相關(guān)文件的同時，還需出具業(yè)主本人的《授權(quán)委托書》</span></p><p class="ql-block"><br></p> <p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);"> ※收房流程※</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">一切準備就緒后，只待交房日現(xiàn)場查驗和驗收新房了，到時現(xiàn)場會有指示標識和相關(guān)工作人員引導。但是一般步驟如下:</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">約定時間前往收房現(xiàn)場——查看相關(guān)資料——確認身份——驗房——填寫房屋驗收單——繳納相關(guān)費用——辦理入住手續(xù)——領(lǐng)取鑰匙和相關(guān)資料</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">一、查看房屋建筑相關(guān)資料</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">房屋建筑相關(guān)資料一般為三書一證一表:</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">《住宅質(zhì)量保證書》</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">《住宅使用說明書》</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">《建筑工程質(zhì)量認定書》</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">《房地產(chǎn)開發(fā)建設(shè)項目竣工綜合驗收合格證》</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">《竣工驗收備案表》</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">有些樓盤還會有面積實測表/測繪單位實測面積明細，管道分布竣工圖（水、強電、弱電、結(jié)構(gòu)）/工程竣工圖紙或設(shè)計單位施工圖</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">（到時這些資料都會在交付區(qū)域有展示）</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">二、確認購房者身份</span></p><p class="ql-block"><span style="font-size: 22px; color: rgb(255, 138, 0);">在資料審核處帶上自己的相關(guān)資料確認業(yè)主身份</span></p> <p class="ql-block"><span style="color: rgb(255, 138, 0); font-size: 22px;">三、借取鑰匙查驗新房</span></p><p class="ql-block"><span style="color: rgb(255, 138, 0); font-size: 22px;">確認身份后，即可借取鑰匙在相關(guān)工作人員陪同下查驗新房情況</span></p><p class="ql-block"><span style="color: rgb(255, 138, 0); font-size: 22px;">如果新房質(zhì)量驗收合格或者只有些許小問題，現(xiàn)場標記后并填好整改單即可繼續(xù)接下來手續(xù)辦理收房手續(xù)。</span></p><p class="ql-block"><span style="color: rgb(255, 138, 0); font-size: 22px;">如果有大的質(zhì)量問題需現(xiàn)場標記并填寫整改單，待開發(fā)商整改完畢后再繼續(xù)接下來流程收房即可</span></p><p class="ql-block"><span style="color: rgb(255, 138, 0); font-size: 22px;">四、辦理收房手續(xù)</span></p><p class="ql-block"><span style="color: rgb(255, 138, 0);
